A person who is licensed to represent buyers or sellers in real estate transactions. Agents must work in conjunction with a real estate broker (unless they have their own broker license.)
Unique alpha and/or numeric code that represents a specific user within the MLS (required during logon).
Assessor's Parcel Number - Code that identifies a property in a county (may also be referred to as Tax ID, Parcel ID, or other term), assigned by the county's tax assessor. A listing's APN displays as a hyperlink in MLSs that have county tax record integration. Clicking the hyperlink opens the tax information for the property in a separate window.
A feature of the MLS that searches automatically for newly added or changed listings that match your prospect's search criteria. These listings are placed into the prospect's cart, and can optionally be sent to you or your prospect via e-mail notification.
An individual who often owns a real estate company or is in a management position, and is licensed to represent buyers or sellers in real estate transactions. Most brokers have agents working for them, and are entitled to a portion of their commission. Brokers can manage one or more offices.
Software that allows you to view Web pages and documents over the Internet. The MLS is best viewed with Microsoft Internet Explorer version 6.0 or higher. A link to download this free software from Microsoft is available on the Contents page of the Online Help.
Temporary storage area where Web pages you have visited are stored on your computer. Copies of documents you visit are stored in cache, so that they can be quickly retrieved when you revisit the same page. At times, it may be necessary to delete (or clear) your cache, in order to see the most recent version of documents on the Internet.
Feature that allows you to gather listings from different areas of the MLS into one location, so that you can run reports, create exports, send e-mail, and more.
Cumulative Days on Market - Total number of days a property has been on market, including any previous listings of the property. This feature may or may not be used, based on your MLS's setup. If not used, then your MLS tracks DOM instead.
Comparable Market Analysis - A report provided by agents to help establish the current estimated market price of a property. Accomplished by researching currently listed properties and the most recently sold properties in the area, that are as similar to the subject property as possible. Several CMA report options are available in the MLS.
A personal or business contact whose telephone and/or e-mail information you want to track.
Days on Market - The number of days a property has been on the market.
The latitude and longitude of a property derived from its verifiable address. When a property is entered into the MLS, the system verifies its address against a national postal database to obtain the geocodes.
Internet Data Exchange - A policy mandated by the National Association of Realtors allowing participating brokers to include each others' listings on their Web sites (also known as Broker Reciprocity). Listings must be marked as "public viewable" in the MLS in order to be shared through IDX.
The horizontal bar below the title bar that contains the system-wide menus (such as, Searches and Listings).

The smallest element of a digital image. Digital pictures (taken with a digital camera or scanned into digital format using a scanner) are comprised of thousands or millions of pixels.
A contact who is a client, or potential client (buyer or seller). Contacts and prospects are managed in the same area of the software.
A string of text that creates or a connection to a predefined Web page. You can use Public Access Links to provide the public with a way to access information in the MLS (for example, "See My Listings" or "See Our Agents"). Typically, an agent or broker provides the hyperlink text to their Web designer who attaches it to a graphic, button or text link.
Selling Price as a percentage of Listing Price - This field tells you what percentage of the listing price the property sold for. For example, if a property was listed for $100,000 and sold for $105,000 the SP % LP would be 105.00.
